It is important to determine your maximum budget accurately: what is your personal contribution? Then, the bank or a broker will precisely determine your maximum purchasing capacity. Don't forget to include taxes. Our calculator help you.
Choosing the geographical area is the second fundamental element in your decision-making process. In Catalonia, there are disparities within the same area in terms of prices, construction quality, services, and climate.
Now that you know how much and where, it's time to precisely determine the type of property and your priorities: Apartment? Detached house? Semi-detached house? Clear view, spacious, sea view, close to amenities, or secluded?
Are you a resident or non-resident of the EU? Do you plan to become a resident or non-resident in Spain? Are you employed or retired? What is the purpose of your purchase: rental investment, primary residence, or second home? What is your timeline for the purchase?

The same applies to electrical, water, and gas installations: it is essential to validate these aspects before visiting a property. The "cedula de habitabilidad" (habitation certificate), the CEE (energy efficiency certificate), and other documents must be checked.
During the visit, validating your priorities and the qualities of the property is fundamental. It is also important to analyze the neighborhood, potential nuisances, access, and possible hidden defects or strong points of the property that have not been disclosed.
We also verify whether the owner has any debts with banks, suppliers (water, electricity, gas), and, if necessary, with the community of property owners. We also check the property's registration in the property registry. Another key element is the reference value...
